The only reason you clicked on this publication was, let’s be honest, to find out what RTR’s crystal ball says. With incredible accuracy every year this section is spot on and is used to forecast the next year’s market, what the RTR ARMY relies on to succeed.

If I were to get a dollar for every person that asked me when the market is going to crash again, well I wouldn’t have to sell homes anymore, I would be loaded.

​Even with a global pandemic, the basic shut down of all of Orange County for 2 months, record layoffs in the tourist industry that followed as a result, and one of the most contested elections in the history of our country… Winter Garden still outperformed the national real estate averages yet again!

RTRS BREAK DOWN

We will still have many unchanged factors that have fueled our local market to these new heights and unless civil war breaks out in full effect after writing this article, this is what will most likely happen in 2021:
Winter Garden was a hotbed of foreign national investment due to the theme parks, weather, and lower than many other major American markets. With Covid, this major sector of cash buyers practically vanished, only to be replaced with droves of Americans migrating/fleeing from major markets in the North East and West Coast.  The new work from the home way of life has fueled tens of thousands to sell, cash out their equity, and move to the warmer climate with lower property taxes and no State income tax.
This will continue well into 2021 and beyond, putting unprecedented stress on our available inventory. Builders will not keep up with the demand and will continue to increase their prices every quarter, maybe even every month.

Unless Biden and Congress find even more new and inventive ways to tax the real estate sector and make it effective in 2021, this is Ron the Realtors 2021 Winter Garden Real Estate Forecast……

The average sale prices blew past the $425,000 mark and $450,000 for single-family in 2020. In 2021 we should expect a 5-6% increase in average sale price…. Will not be surprised to see a record-setting over $450,000 average sale price for 34787 and just under $500,000 average for single-family homes… I am pretty sure we will not break 500k .. most likely 485k

The average $/ft price will continue its rocketing upward trajectory, with it following the same path as the average sale price, maybe even driving up a little more percentage-wise as smaller homes will continue to crush the over $200 a foot selling point, as they did in 2020. 6-7% increase in Average $/ft … Winter Garden could break the $180 $/ft and I wouldn’t be shocked if it did, but my predictions have WG hovering around $178-179/ ft when the dust settles.

Days on market has to start flattening out at some point … we are already crushing the National Average and just witnessed double-digit improvement in 2020 from 2019. With that said, inventory will be so low and demand so high that we will see many more 1 day sales than ever in our market. DOM will improve another 10% … bringing DOM to an unheard of under 40-day average

Available inventory will continue to fuel demand and prices through 2021.
