Wow, who would have thought I would be reporting these types of increases for the Winter Garden in the 3rd quarter of 2020 ! Inventory is at an all time low, demand is at all time high and interest rates have it lows we have not seen in the history of the known world.
The Winter Garden market continues to lead the local real estate markets with basically double digit increases in  Average and Median sale price categories… FOR THE FIRST TIME IN 34787 HISTORY, the MEDIAN SALE PRICE SURPASSED $400,000 !!!!

In typical RTR fashion, let’s take this a step further and isolate this to the single family home market

The single family market is exploding with almost 100 more homes closed and funded in 2020 than in 2019 ! Also the 11% increase in average sale price, 6% increase in $/ft and 10% improvement in Days on Market are all the biggest year to year improvements I can ever recall in any market report I have ever done.
Leading the charge was an unheard of 20 homes to close OVER $1,000,000… 4 of which RTR sold personally !

What is in store in the coming days, weeks, months?

RTR MARKET PREDICTION

What caused this record uptick in all major categories ? A perfect storm, the pandemic refocusing the importance of home is where the heart is, history low interest rates, a lack of actual inventory due to many in the area not selling but instead refinancing their existing mortgages and the mass migration of buyers coming from much higher priced markets like NYC, California, Chicago, etc..
The major factors that will either continue this record ride upward or cause us to plateau are of course the results of Nov 3 and future interest rates.
The other factors are the mass layoffs in our local tourist and travel sector. This is alarming and will no doubt affect the lower end of our market as many salaried employees get a pink slip with no real replacement jobs in the immediate area. Many will be forced to sell their homes or will squat and milk the already exposed weak foreclosure system… exposed in the 2007-2012 real estate crisis.
Another factor no one is really focused on his the current policies mortgage forbearance and tenant protection/ freezing of evictions, how much longer will this keep foreclosures at bay ?
Personally, I have seen a big drop in investment real estate demand due to the record jump in values and the tenant protection acts implemented that offer zero protection to the landlords.
My advice is if you are thinking of selling, I would call RTR immediately. We are in the middle of a perfect storm for sellers right now, like every storm … it will pass at some point. There are more factors that can affect our local market negatively than continue to feed the sails on this ride.
If you are thinking of selling, no one can put more cash in your bank account than Ron the Realtor… this has been proven decade after decade. Phone is always on, no such thing as after hours. NOW IS THE TIME.
