The 3rd quarter of 2019 has seen a continued upward spike across the board in every key factor except 2 when compared to 2018 3rd quarter, days on market just when you analyze single family by themselves and what really sticks out is the significant drop in units sold on the ORRA MLS. From 2018 to 2019 3rd quarter there was a drop of 25% across all units and a 31.5% drop in single family residence closings.
You come to this report every quarter to not just get simple math calculations and regurgitated data, you come here to find out the why and the what. The reason is not a drop in sales in the 3rd quarter. It is that there is a drop in recorded mls sales. Anyone that lives or drives around 34787 sees the development. Builders are selling faster than they can build. In 2018 builders were utilizing the mls at a far greater frequency to market spec and inventory homes. In 2019 builders have limited if any spec or inventory, buyers are being forced into building from dirt lots, these are not listed on the mls.
The great news is that the homes that are on the mls continue to outpace the national and even local market averages at every bench mark.
