To always take it a step further, here is the entire 2016 calendar year of every single-family home sold in Windermere.

The year to year growth in property values has been remarkable and outpacing the national and even local surrounding markets  (except Winter Garden to its West).  What is really interesting is that the average sold square footage went up per home sold… over 200 a foot .. usually larger homes sell for slightly less than smaller sq ft homes, the land it sits on is worth similar value in the same area.

What happened in the last 12 months is really remarkable , because as a real estate expert or a novice you can easily assume that bigger homes will sell for more money… That would explain the WHOPPING $88,000 increase in average closed price… and $23,000 in median closed sale price….

BUT…

What really is remarkable is while the size of the home has jumped, the average $/ft jumped too, a staggering $11.07 a foot…. !  Approximately 5% jump in average sale price with a 6-7% jump in sold square footage.

This 3rd quarter was really no different , the new High School opened its doors driving high demand to south Winter Garden and SW Windermere communities.

What does all this mean? Windermere sold an d closed 184 homes in 2016 3rd qtr, 187 2017 3rd qtr, the property values have risen well over 12% in the 12 month period and days on market has fallen by almost an entire week. The average sale price in Windermere is almost $700,000 and sales are strong.
